Miami: Where Real Estate, Sport and Global Wealth Collide

There are cities that attract wealth, and there are cities that become part of its identity. Miami has firmly become the latter.

Over the past decade, the city has evolved from a glamorous second-home destination into one of the most important luxury property markets in the world. Capital has arrived from New York, California, Latin America, Europe and increasingly the Middle East, bringing with it entrepreneurs, athletes, investors and some of the world’s most influential families.

For the professional sporting world, Miami’s attraction is particularly powerful. It offers something few global cities can replicate: year-round sunshine, waterfront living, an established luxury ecosystem, major sporting franchises, favourable Florida tax treatment and easy connectivity to New York, the Caribbean and Latin America.

And the numbers at the top of the market increasingly reflect that demand. During the first half of 2026, the threshold for a property to rank among the top 5% of single-family sales across South Florida reached approximately $3.3 million, while the top 1% threshold climbed to $10.7 million. In Miami-Dade specifically, the ultra-luxury threshold reached approximately $15 million. This is no longer simply a holiday-home market. Miami is becoming a global wealth capital.

The Athlete Effect

Sport is woven into the identity of Miami. The arrival of Lionel Messi at Inter Miami dramatically increased the city’s visibility within global football. Formula 1 has established Miami as one of the most recognisable destinations on its calendar. The Miami Dolphins, Miami Heat and Miami Marlins provide established American sporting institutions, while major tennis, golf and international football events continually bring athletes, executives and sponsors into South Florida.

For athletes, that ecosystem matters. Professional players increasingly think differently about property. A residence isn’t simply somewhere to live; it can simultaneously represent lifestyle, capital preservation, personal branding and long-term investment, and Miami understands this buyer exceptionally well.

Waterfront apartments with private lifts, secure entrances, concierge services and expansive terraces fit naturally with the requirements of professional athletes. At the very highest end, private docks and even access to helicopter infrastructure are becoming meaningful differentiators as wealthy residents seek alternatives to Miami’s increasingly congested roads. Privacy, in short, has become part of the product.

The Rise of the Branded Residence

Perhaps nothing demonstrates Miami’s transformation better than its extraordinary branded-residence market. The city has effectively become a showroom for global luxury, as hospitality, automotive and fashion houses increasingly move beyond hotels, clothing and cars and put their identities onto some of Miami’s most significant residential developments.

Bentley is one of the clearest examples. Bentley Residences Miami is being developed in Sunny Isles Beach as a 61-storey oceanfront tower containing 216 residences, with completion currently scheduled for 2027. Its defining feature is extraordinary: patented vehicle elevators allow owners to drive directly to their residence, with homes offering in-unit multi-car garages and private heated pools on the balconies. It is real estate designed around precisely the type of consumer who already understands the Bentley universe.

The established Porsche Design Tower pioneered a similar concept, while Aston Martin Residences brought automotive design into Downtown Miami. Elsewhere, names including Waldorf Astoria, Cipriani, St. Regis, Armani/Casa, Dolce & Gabbana, Pagani and Mercedes-Benz are contributing to a market where the line between property and luxury brand is increasingly disappearing.

This matters particularly within sport. Athletes are among the world’s most brand-aware consumers, and their wardrobes, watches, cars and commercial partnerships already form part of their public identity. It is therefore logical that property is becoming another extension of that world.

Where We Would Look

Not every Miami investment should be approached in the same way. Miami Beach and the islands remain trophy territory, with waterfront villas offering significant frontage, privacy and boating access, one of the purest expressions of Miami wealth. Supply is inherently limited, and exceptional plots cannot simply be recreated.

Brickell represents a different proposition: Miami’s increasingly international financial and business district, high-rise, energetic and extremely well suited to professionals who want the city directly beneath them. Sunny Isles Beach has established itself at the extreme end of oceanfront vertical living, with Bentley, Porsche and Armani/Casa demonstrating the type of international buyer the area is targeting.

Downtown Miami is becoming increasingly ambitious, with landmark developments changing its skyline; the planned Waldorf Astoria development, for example, is conceived as a 100-storey tower containing 360 branded residences alongside its hotel component. Edgewater offers another compelling proposition: waterfront positioning close to the city’s core, with major new luxury developments continuing to redefine the neighbourhood.

For investors, the principle remains simple: buy the asset, not merely the marketing. The strongest properties combine irreplaceable location, view, architecture, privacy, sensible supply and genuine end-user demand.

Miami and Dubai: Different Versions of the Same Future

There is an interesting parallel between Miami and Dubai. Both cities understand the modern international wealthy consumer exceptionally well, and neither asks buyers to choose between business and lifestyle. Instead, they combine them.

Both have become magnets for entrepreneurs, athletes and globally mobile families. Both understand branded residences. Both have enormous luxury hospitality industries, and both are increasingly important sporting destinations. Both, too, offer a lifestyle that photographs exceptionally well, something that carries considerably more commercial significance in today’s athlete and creator economy than it did twenty years ago.

Yet Miami has something particularly difficult to reproduce: its geographic position. It sits between North America, Latin America and the Caribbean while maintaining enormous cultural and financial connections with Europe. That gives the city a remarkably deep potential buyer pool.

The Investment Question

At Sports World, we believe athletes should increasingly view property as part of a wider wealth strategy rather than simply an expression of success. A football career might provide ten or fifteen years of exceptional earnings, yet the assets acquired during that period can potentially remain productive for decades afterwards. That makes purchasing decisions important.

The objective shouldn’t necessarily be finding the most spectacular apartment available. It should be finding exceptional assets that combine lifestyle today with scarcity and desirability tomorrow. Miami provides plenty of opportunities to do exactly that, but selection will become increasingly important. As development continues, buyers need to distinguish between properties that are genuinely scarce and properties that simply have excellent launch campaigns. The difference can ultimately determine investment performance.

The Next Global Playground

Miami is entering a fascinating period. Its luxury property thresholds are rising, major international brands continue committing capital to the city, and South Florida is attracting increasingly significant domestic and international wealth.

For professional athletes considering the United States, investors looking to diversify internationally or families searching for a second global base, we believe Miami deserves serious consideration. Not because every Miami property will prove to be a great investment, but because the city itself has fundamentally changed. Miami is no longer trying to become one of the world’s great luxury markets. It already is one.
