The Ibiza You Don’t Find Online

Ibiza has the most missed flights for a reason. People don’t leave when they’re supposed to.

It isn’t sentiment. It’s the island doing what it does, pulling at something specific in the people who’ve actually been inside it, not just near it. The ones who’ve sat at the right table at the right hour, or woken up in a villa that already knew what they needed before they asked. Those people don’t miss flights because of the clubs. They miss flights because of what it felt like to stop planning.

Black Book Ibiza was built for exactly that experience. Founded by Alex Richardson, who began working on the island back in 1999 and has spent thirteen years with Black Book building the relationships that make private access possible. It operates in a part of the market that most platforms can’t reach. Some of the top villas aren’t listed. The access comes through trust. And the point of difference, the one that founders, athletes, and people who move at speed have come to rely on, is a service layer that handles problems before guests notice them. The One They Come Back To

Villa Mosaic

Villa Mosaic is one the island’s most exclusive properties, it has a strong base of top clients who return to it year after year, and it is not available to anyone who doesn’t already know about it. That is, by design, most people.

Situated in the hills of Ses Torres and Cap Martinet, five minutes from Ibiza Town, the property sits at 130 metres above sea level with 180-degree views across the sea and coastline to Formentera. The position is exceptional. But what distinguishes Villa Mosaic from other properties at this elevation is what the owner has done with the interior: a level of attention to furniture, materials, and design detail that reflects a personal obsession rather than a budget. B&B Italia, Minotti, Tribu, Roche Bobois. Every room a considered decision. Nothing placed to fill space.

The 18-metre heated pool faces the view. The outdoor bar, fireplace terrace, and hot tub are arranged around it. Chef Eddy, whose career spans fine dining across several countries, handles daily breakfast and one main meal. Waitress Valentina runs the floor. Both are included in the weekly rate, alongside two housekeepers and a house manager.

The gym is fully equipped with a Pilates Reformer, stairmaster, treadmill, crosstrainer, and bicycle. An outdoor yoga and meditation area looks out over the garden. Personal trainers, massage therapists, and beauty treatments can all be arranged on request. E-bikes and SUP boards are available for those who want to reach the coast.

For clients looking for a property with a strong focus on style, genuine exclusivity, and a service team that already knows the standard, Villa Mosaic is one of the few that earns that description honestly. The guests who come back year after year are not doing so because they couldn’t find somewhere better.

They’re doing so because they stopped looking.


The Best Frontline Position on the Island

Villa Mirage 

Vista Alegre is the most sought-after gated community on the island. Within it, frontline positions are rare. Villa Mirage holds one of the best on Ibiza.

The property sits directly on the water, with private access to the sea and its own boat mooring. The view faces Porroig and Formentera beyond it, open, unobstructed, and entirely yours. A 50-metre infinity pool spans the full front of the property, running parallel to the ocean so that wherever you sit, the sea fills the horizon. There is no version of this villa that doesn’t feel connected to the water.

The house runs across two levels. Seven bedrooms, eight bathrooms, 1,200 square metres of interior space on a 3,400 square metre plot. The upper level holds the master suite and two guest rooms, each facing the sea. Four further suites at garden level give families the space to be a family, together when they want to be, private when they don’t.

Every room has its own bathroom, television, wardrobe, and safe. The double-height living room opens across the full width of the sea-facing terrace.

Corominas Home designed this villa from concept to completion. On an island with no shortage of good architecture, it stands out.

On the water’s edge: a heated outdoor Jacuzzi, a waterfront gym, a Finnish sauna. Two kitchens serve the property: a designer kitchen for daily use and a separate professional kitchen for more formal occasions. The beach clubs of Es Cubells, Es Torrent, and Cala Jondal are just a short drive by road. From the mooring, they are closer still.

Included in the weekly rate: house manager, chef, waitress, Range Rover Autobiography with driver, full housekeeping, and a night security guard.

Frontline properties in Vista Alegre at this standard are rarely available.

When they are, they move.


Private Villa. Hotel Standard

Villa Solaris

At Villa Solaris, the experience is built less around scale and more around standard. Set within a fully secured 15,000 square metre estate near Jesús, with a protected natural park on one side and undeveloped hillside rising behind, the villa combines privacy, panoramic sea views, five-star staffing, and a level of wellness and sporting facilities rarely found in a private Ibiza home.

Six suites accommodate twelve guests. Each has panoramic sea views and renovated interiors. The master suite — 65 square metres, Hollywood dressing room, private sun terrace, freestanding bath facing the water — sets the standard the rest of the property holds.

The resident team of five is led by Jose, villa manager and head of kitchen, trained by a Swiss butler company. His kitchen operates without a fixed schedule: breakfast when people surface, long lunches on the terrace, dinner under the outdoor dining pavilion with the pool lit below. The kitchen garden and chicken coop supply some of what lands on the table. The rest is sourced the way it should be.

New for 2026: a spa with Finnish sauna, Turkish hammam, and cold plunge. A fully equipped gym with Pilates Reformer and outdoor padel court. A multifunctional room with a Funktion-One sound system, DJ deck, 4K cinema screen, PlayStation 5, and private bar. The catwalk terrace seats fifty-two for a formal dinner or opens as an events space.

Transport is included: a Mercedes EQV 300, two Jeep Wranglers, night chauffeur on request. Destino Pacha is one minute away. Nobu, Pacha, and the island’s best nightlife are within twenty.

For those who want a private villa that operates to a hotel standard without feeling like one, Solaris is difficult to match.


Why This Summer Is Different

The island is entering the summer with demand running ahead of supply. A tightening of tourist licence enforcement under Spain’s NRC framework has removed a meaningful number of non-compliant villas from public platforms, the ones that appear on Airbnb and disappear without explanation. Black Book Ibiza’s portfolio is fully compliant, and a number of its properties were never publicly listed to begin with.

The effect, for anyone renting this summer, is a market with less noise and higher standards. The compliance push removed a lot of the inventory that shouldn’t have been there in the first place.

 

Ready When You Are

Here is what usually happens. Someone spends a month comparing villas online. They book something that looks right. They arrive and realise the photos were taken with a wide-angle lens on a good day in 2019. The pool is smaller. The views are partially blocked. The staff don’t speak the language.
