The Reserve at Grace Bay: Where Elite Performance Meets Absolute Privacy
For anyone who lives at the top of their field, the rarest luxury is not another suite or a longer spa menu. It is the ability to move through a day unobserved, to train on your own terms, and to recover somewhere that asks nothing in return. SW has been looking at The Reserve at Grace Bay by Beach Enclave, a property built around exactly that idea: three ultra-luxury beachfront villas set on nearly five acres of Grace Bay, with the facilities of a private performance club and the discretion of a closed estate.
A private estate on Grace Bay
The Reserve sits directly on Grace Bay beach in Providenciales, facing west toward the sunset. Each of the three villas was individually designed by Jacobsen Arquitetura, the practice widely credited with defining tropical modern design, and the result is a set of homes that feel expansive and quiet in equal measure. The villas range from 13,797 to 15,141 square feet, with floor-to-ceiling glass framing the bay, open-plan living and dining, and rooftop terraces made for long evenings and arguably the best view on the island.

Privacy is written into the architecture. The grounds sit well back from the public stretch of Grace Bay, and the sheer scale of the property gives every guest a natural buffer from the outside world.
Facilities that match a training mindset
Most luxury properties offer a gym. The Reserve offers something closer to an athletic campus, open year-round and steps from the door. There is a 24/7 fitness centre, two tennis courts with a shaded pavilion and ball machines, and padel and pickleball courts alongside. A 4,500-square-foot golf-green complex runs to four tee boxes at 25, 30, 40 and 60 yards with a long putting green, and there is a half basketball court and a beach volleyball court for the less formal end of the day.
Recovery is taken just as seriously, with an electric cold plunge, a covered yoga deck, a boxing pole and an outdoor game lounge. The racquet courts are surfaced with Novacrylic, a cushioned, low-glare system designed to be easier on the body over long sessions, which matters to anyone protecting their joints across a career. Kayaks, paddleboards and snorkelling equipment wait at every villa, so a morning on the water can sit alongside a lifting session without anyone leaving the grounds.
For a guest in the offseason, it means the full range of training, play and recovery within a few steps, with no shared gym floors and no schedules to work around.
Three villas, seven bedrooms each
Every villa holds seven bedrooms, so family, friends, teammates and trusted staff can stay together without compromise.
Villa 1, at 13,860 square feet with seven bedrooms and eight bathrooms, centres on a 41-foot infinity-edge pool, a jacuzzi, outdoor dining and a chef’s kitchen. Its rooftop terrace is anchored by an oversized primary suite with an extra-deep soaking tub and panoramic views of the bay.
Villa 2, the largest at 15,141 square feet with seven bedrooms and seven and a half bathrooms, runs to high ceilings, slim-framed glass walls, a media room with ping-pong and a card table, and bunk rooms well suited to children and teens. It is the natural home for a family gathering.
Villa 3, at 13,797 square feet with seven bedrooms and eight and a half bathrooms, places one primary suite on the ground floor and a second upstairs with glass corner windows over the bay. A media room and a separate office make it the choice for a guest who needs to stay close to business while away.
Service that anticipates
The Reserve is fully staffed, and the inclusions reflect how a high-profile guest actually lives. Round-trip luxury SUV transfers run to and from Providenciales airport, and daily private chef service covers breakfast, lunch and dinner. Each villa has its own butler, with an on-site resort manager, housekeeping, maintenance and a water sports team across the estate. Concierge service, daily pool and beach set-up, continental breakfast to the villa, complimentary group yoga six days a week, Le Labo amenities and complimentary Wi-Fi round out the stay.
With a private chef covering every meal, nutrition can be planned around training blocks, recovery days or a group’s dietary requirements. Pre-arrival provisioning and the organisation of special events and celebrations are available on request.
The full estate buyout
For guests who want complete seclusion, The Reserve can be taken in its entirety. A full buyout gives one party exclusive use of all three villas, all 21 bedrooms and every amenity on the property, with no other guests on site.

The advantages are practical as much as aspirational. Nobody else is on the grounds, the courts or the beach frontage, which removes the most common source of unwanted attention. Family, teammates, training partners, a chef, a physio and security can each have proper space inside the same private perimeter. Schedules, service rhythms and access can be arranged around the group rather than around other guests. And a property with this much room makes a natural setting for a milestone birthday, a charity weekend, a pre-season camp or a family reunion.
A buyout also changes the nature of the stay. Rather than experiencing a resort, the guest is effectively running a private estate, supported by a team briefed in advance on how they like to live.
Value adds, built around the guest
What sets a Reserve buyout apart is how the stay is composed. Rather than a fixed package, the team builds a curated set of value adds for each booking, shaped by the people staying. The Reserve’s service team and Beach Enclave’s concierge work with the guest ahead of arrival to decide what belongs.
Depending on the guest, that might mean visiting trainers, physiotherapists or mobility specialists, with the fitness centre and cold plunge configured to a specific programme. It might mean private sessions with the resident racket instructor across tennis, padel and pickleball, from technique work to a friendly tournament among the group, plus a short-game session on the golf green.

For those who want to make the most of the Turks and Caicos wind, the property’s resident kiteboarding instructor offers lessons and coached sessions. The private chef can build menus around training nutrition, family tastes or a celebratory dinner on the beach, and the concierge arranges private boat days, fishing and sunrise paddleboarding. There is programming for children and teens, coordination of private arrivals and ground transport, discreet additional security where wanted, and celebrations produced end to end.
It is a particular kind of luxury: not a longer list of services, but a property and a team arranged entirely around one group, for as long as they are there.
